Terms of service
In effect from 2026-09-10 · Operated by Carl
Junihus is a booking site for cottages and rooms on Sweden's West Coast, run by Carl. These terms apply between you and Junihus when you send a request, make a booking, or list a place with us.
We keep them short and in plain language on purpose. If something is unclear, write to cskarberg@gmail.com and ask before you book.
What Junihus is, and is not
Junihus connects guests with local hosts and handles the payment. We are not the host, we do not own the accommodations, and we are not present during your stay.
The stay itself is an agreement between you and the host. Junihus is responsible for the booking and the payment, and helps if something goes wrong.
Booking
- Sending a request is free and commits you to nothing.
- The host accepts or declines. Nothing is booked until the host has accepted.
- Once accepted you receive a payment link. The booking is confirmed when the payment has gone through.
- You must be 18 or older to book.
- The number of guests may not exceed what the listing states.
Prices and payment
- Prices are shown per night in Swedish kronor and may vary by season. The final cleaning fee is shown separately.
- You pay no service fee. The price you see is the price you pay.
- Junihus keeps 10% of the amount and pays the rest to the host.
- Payment is made by card through a secure payment link. You never pay the host directly, and we never see your card details.
- Amounts in euro on the English pages are approximate. The charge is always in Swedish kronor.
Cancellation and refunds
- Cancel 30 days or more before arrival: full refund.
- Between 30 and 7 days before arrival: 50% refunded.
- Less than 7 days before arrival: no refund.
- If the host cancels you always get the full amount back, whenever it happens.
- To cancel, write to us. Refunds go back to the card you paid with.
During your stay
Follow the house rules in the listing and treat the place as if it were your own. Damage beyond normal wear may be charged by the host.
The exact address and key handover are arranged with the host once the booking is confirmed.
If you are a host
- Your listing must be accurate: photos, description, capacity and price must match reality.
- Keep your calendar current so guests are not offered dates that are taken.
- You must have the right to rent out the place, and you are responsible for your own taxes.
- Accepting a request is binding. If you cancel, the guest is refunded in full and repeated cancellations may end our cooperation.
- Payout is made after the guest has arrived, minus our commission.
Reviews
Reviews can only be written by guests who have actually stayed, through a personal link we send after checkout. We publish them as they are written and remove only content that is unlawful, offensive, or reveals personal details about someone else.
If something goes wrong
Write to cskarberg@gmail.com first. We answer within 24 hours and try to sort it out with you and the host.
Swedish law applies, but you always keep the mandatory consumer protection of the country you live in.
As a consumer you can take a dispute to the Swedish National Board for Consumer Disputes (ARN). If you live in another EU country, the European Consumer Centre in your country can help you take it further.
Changes to these terms
We may update these terms. The version that applies to your booking is the one published when you booked, and the date at the top of this page tells you which that is.
